Roof Systems
TPO Roofing
A lifted TPO lap at a drain tells us where to begin, not how far the repair should reach. On a Warren roof, we inspect the seam, nearby flange, insulation and deck before deciding whether heat-welded membrane can be repaired in place. Snowmelt can cross a low seam, while service traffic can nick the field between visits. At nearby Detroit Metro Airport, the 1991 to 2020 normals are 25.8°F in January and 48.9°F in April. That seasonal change makes lap and drain movement worth checking. We record the membrane condition and tie-in limit so the owner can compare repair, recover and replacement using the same roof evidence.
Warren's commercial stock includes manufacturing, engineering, warehouse, office and distribution buildings. The Mound Road industrial corridor connects regional employment areas, and the Van Dyke commercial corridor has another mix of property uses. Neither corridor tells us which TPO formulation or attachment is on an individual roof. We identify the material by field inspection and review the records available for the building.
What Does a TPO Seam Need?
TPO sheet edges are joined with hot-air welding. A sound weld has a continuous bond, while contamination, poor preparation, uneven temperature or movement can leave a weak section. We probe the lap where allowed, inspect corners and terminations, and record any separation that extends beyond the visible opening. A patch needs clean, compatible membrane and enough sound material around the defect to form its tie-in.
At a curb or pipe penetration, the weld is only one part of the detail. We check flashing height, corner treatment, sealant and the transition to metal. A repair that stops at the field seam can leave water a route beneath the curb. Our penetration flashing work addresses these interfaces, and a drain and scupper review follows runoff around the low points. We mark the location of each defect by roof area rather than grouping unrelated seams into one allowance.
How Is the Sheet Held to the Roof?
TPO can be mechanically attached, adhered or installed in a ballasted assembly where the design permits. The attachment method affects fastener rows, perimeter details, uplift resistance and how a repair is tied into the existing field. We inspect exposed plates, loose fasteners, adhesive bond and edge securement where visible. A seam that remains closed does not confirm the insulation or deck below is stable.
Warren's building base includes industrial and parts-distribution space, which can carry rooftop units, service paths and loading activity below. We record equipment locations and access constraints before moving material or staging a repair. The Town Center planning area is another citywide commercial reference, but attachment still follows the actual assembly and project documents. If rooftop supports affect a membrane transition, a curb and support inspection can keep the tie-in connected to equipment details.
Where Can Water Travel Beneath the Field?
A ceiling mark may sit below a seam, drain, curb or edge that is several feet away. We trace the roof's slopes and laps, look for wet insulation or a soft deck, and compare the surface defect with the interior location. A controlled opening can show whether moisture remains near the entry point or extends under another sheet. We record the test area and restore a stable tie-in before calling the surrounding roof dry.
Snow caught at a curb can slow flow to the nearest drain, even when the membrane field remains intact. On a thermoplastic assembly, we inspect weld edges, penetration boots, and changes in plane after a leak report. We distinguish a blocked outlet from a seam defect before proposing a repair, then record the test location and water route. We mark the route and any test opening on the roof map so the owner can see which area informed the scope. A snow and ice roof assessment can document those observations.
Can TPO Be Repaired or Recovered?
A local weld repair can fit when the field membrane remains flexible, the substrate is stable and the surrounding seam accepts a compatible patch. We remove loose material, clean the repair area and weld the new piece across sound membrane. A wet insulation pocket, repeated seam failure or loose attachment can make a patch too narrow. We identify the finding that would widen the work before the owner approves a larger area.
A recover may be considered if existing layers are dry, attached and suitable for the added assembly. Drain elevations, perimeter height and curb flashing must still finish correctly after the new layer is installed. Where failures extend through the roof, tear-off can reveal the deck and provide a new base. The owner can compare a TPO repair scope with a recover evaluation or a replacement plan using photographs, openings and measured limits.
What Should Warren's Roof Record Show?
A weld should be evaluated against the membrane maker's installation requirements and the actual roof conditions during work. Surface cleanliness, moisture, wind exposure and material temperature can all affect the seam test. We document the test method and location instead of treating a calendar date as proof of a sound weld. If the substrate or insulation is damp, record the limits of what the opening showed before closing the assembly.
The record should identify roof areas, membrane type where established, attachment, repairs, drainage and penetrations. We separate tested conditions from concealed layers that remain unknown. If an owner manages several Warren properties, a condition report can keep TPO findings tied to the correct building. Mound Road and Van Dyke offer broad location references, while the roof zone and photograph identify where the work actually occurred. That distinction helps future maintenance without turning one leak into a roof-wide conclusion.
What Moves the Cost and Schedule?
Price and timing depend on repair size, membrane thickness, access, attachment, removal depth, insulation moisture and how many details need rebuilding. Weather, equipment staging and the building's work window can affect production. We list each measurable item and distinguish allowances for concealed damage from work confirmed during the walk. If a test opening shows deck deterioration or moisture outside the marked area, the owner sees the evidence before the scope changes.
For a planned installation, the sequence includes substrate preparation, insulation or cover board where specified, membrane attachment, welded seams, perimeter finishing and a final detail check. The PVC membrane option may be compared when chemical exposure or the building design changes the selection. An EPDM assembly can provide another comparison when its material characteristics fit the roof. We do not choose by color alone. The written recommendation describes the assembly and why its seams, attachment and transitions fit the observed roof and operating limits.
Commercial Roofing Questions
How can a weak TPO weld be found?
We inspect the lap and probe it where the roof system and site conditions permit. A discontinuity, open edge or contaminated weld can identify a local defect, but the surrounding attachment and insulation still need review. The repair record names the seam section and tie-in surface so later checks can compare the same area.
Can TPO go over an existing commercial roof?
A recover depends on the existing layers, moisture, attachment, deck and finished heights at drains and curbs. We check those conditions before recommending an added assembly. If the substrate is wet or unstable, covering it would preserve the problem rather than set a sound repair boundary.
Does TPO work for a Warren warehouse roof?
TPO can suit a Warren property, but building use by itself is not enough to specify it. We review roof access, equipment, drainage, insulation, attachment and exposure before specifying it. A warehouse along Mound Road still needs a roof-specific inspection and a sequence that respects its loading and service routes.
What should be included in a TPO repair scope?
The scope should show the seam or detail, material, preparation, patch size, tie-in limits and any testing that could expand the work. We also record access and weather constraints. If moisture extends beyond the surface opening, the owner can review that finding before additional membrane is removed.
Review a Warren TPO Roof
Share the roof area, leak history and access limits. We will inspect TPO seams, drains, curbs and attachment details, then prepare a repair or broader system recommendation from the field findings.
